With inventory across North Carolina’s Greater Triangle climbing to levels not seen since 2020, The Prosperous Agency advises those moving into the area to arrange inspections for newly built homes
According to local market data, the number of homes available for purchase in the Raleigh-Cary region has hit its highest point since 2020. Newly constructed houses make up a noticeable share of that supply, and builders are offering perks like closing-cost credits to draw in buyers. A Cary-based brokerage warns that this trend is revealing a common oversight.
“New construction can look fantastic from the curb,” said Mihai Mocanu, Co-Owner of The Prosperous Agency. “We’ve reviewed plenty of inspection reports that told a different story. It’s easy to assume a brand-new home doesn’t require an independent inspection, because everything smells fresh. It does.”
Mihai Mocanu, who frequently works with new-construction buyers, builders and investors across North Carolina’s Greater Triangle, says relocating buyers are especially vulnerable. Many come from states where the process for purchasing a new home differs, and some step into a model home without bringing their own representation.
“The agent in the sales office is friendly, but they work for the builder,” Mihai said. “That’s not a knock on them—it’s their role. But it means the buyer could be the only person in the room who doesn’t have someone on their side, comparing builders and incentives, walking through the contract, tracking the construction timeline, negotiating fixes, and coordinating as well as attending independent inspections.”
The firm notes that the current moment is critical. The Raleigh Regional Association of REALTORS® reported in July that summer demand is being driven by relocations and by families scheduling moves before the school year begins. The brokerage adds that many of the relocating families it assists are attracted to new communities in Cary, Apex and Morrisville.
